Many believe that frozen pipes are an issue only for people who live in a colder climate. The truth of the matter is however that this issue happens more often in warmer climates. People who reside in colder climates already understand the importance of preventing their water lines and pipes from freezing. People who reside in warmer climates, on the other hand, do not. Therefore, homes in warmer climates may not be properly insulated against a sudden frigid temperature.
There are however a few tips to help every homeowner or landlord prevent the costly damage that a broken water pipe or line may cause. The first tip is to keep the heat on if you are away for a period of time. A tenant may not want to do this because of the additional cost on their utility bill. However, a landlord should inform the tenant that if a pipe or water line bursts then it could possibly cause extensive damage to the tenant’s possessions.
Besides, it does not mean that you need to keep your heat at the same level as if you were in the dwelling. Simply lower your heat temperature to approximately 50?F which should provide enough warmth to keep all of your water lines and pipes from freezing. As a landlord, you could also offer to pay whatever the additional utility costs would be.
If you are concerned that a water line or pipe may freeze you may want to simply allow your faucet to slightly drip. When you allow your faucet to drip it will provide relief for the pressure that is in the system. When a pipe freezes, the pressure between the blockage and the faucet is what actually causes a break in the waterline. When you keep your faucet slightly dripping then you will be preventing that pressure from building up and causing a break.
Other important things that you can do to prevent a pipe or waterline from breaking is to add extra insulation at the pipe location or along the waterline. You can also apply a heating tape directly to the pipe or waterline. You will be able to find two different types of heating tape. One type requires you to plug it in when needed and the other type has a sensor that will turn off or on when needed.
Finally, seal up any holes or cracks with a proper caulking. You should do this on both the exterior and interior walls. This will help to keep the warm air in and the cold air outside where it belongs.
